Agent Spotlight: Frank L. DeFazio of The Center City Team
Frank specializes in Center City Real Estate in Philadelphia. With years of experience helping local buyers and sellers locate some of the finest properties, Frank was looking for an edge to increase his listing inventory. He turned to Home Value Leads. We asked Frank to answer a few questions about his experience and his success with the Home Value Leads system.
How long have you been a Home Value Leads client and what kind of results have you seen?
I started with HVL in late 2014 and the results and system have only gotten better with time. To date I’ve been able to take nearly 30 listings and around $1.3 million in GCI directly from the leads I’ve generated with Home Value Leads.
What other lead generation strategies have you used and how do they compare to Home Value Leads?
I’ve tried almost everything for both online buyer and online seller lead gen and I think HVL is far superior to all other sources of generating seller leads because of the ease of use and because it’s so cost effective. Why buy a lead from Trulia for $75 when I can generate my own for a couple of bucks? It is really an obvious choice.
What is your follow-up strategy with these leads?
I try to contact them all immediately. For the ones I can’t get I use a seller drip campaign and then incubate/nurture until they are ready to sell.
Why do you think some agents are successful while others are not?
Patience and consistency – working with seller leads takes time. The response rate and ultimately the success rate is lower for sellers than buyers because many sellers are simply curious about their home values or just beginning to consider selling when they reach out. The process of getting these leads to the closing table takes longer than with buyers.
If you could give agents ONE piece of advice that would enhance their online lead generation and conversion, what would it be?
Don’t be afraid to reach out to leads with text or social media to build a relationship. Many consumers actually expect and prefer text and similarly they are not offended or put off by you connecting with them online.
