After traveling throughout the US and the world for 21 years as an Army Medic and never being able to call somewhere home, Brenda Mullen retired from active service. She decided that her new mission was to help others find a place that they could call home. Now settled down, Brenda specializes in homes for sale in Schertz, Texas, a suburb of San Antonio. We asked Brenda to share some of the secrets to her success.

HVL: How long have you been a Home Value Leads client and what kind of results have you seen?

Brenda: I think I’ve been a Home Value Leads client for about a year.  I have seen excellent results as far as lead generation for listings.  Most lead generation concentrates on getting buyers, but this is the one way to get actual listings.  I have closed, have pending or in the shoot to list about $25,000 to $30,000 GGI with Home Value Leads, (with more to come)!

HVL: What other lead generation strategies have you used and how do they compare to Home Value Leads?
Brenda: For listing leads specifically, I have done just sold, just listed postcards, expired campaigns and some for sale by owner stuff and blogging.  None have really compared to Home Value Leads in my opinion.  Blogging comes close, but one would need to blog for a while and build up SEO to get those come list me calls.  With HVLs, you get a quicker pay off of leads, (remember I said leads), if you do it right.

HVL: What do you think has made you successful at converting leads from Home Value Leads into clients?
Brenda: I think that with any lead generation strategy, you need consistency and follow up.  I think that the one’s that are successful realize that it’s not a quick pay off.  You need to keep working at it.  Those that aren’t successful are those that give up thinking “it doesn’t work” and then try and move on to other lead generation strategies looking for that quick “for sure” payoff.  This can cost a lot of $$ and frustration.

HVL: Can you give us an idea of the process that you go through when a lead comes in? What’s your follow up strategy?
Brenda: Well, I could get much better with this, but I usually try to call and or e-mail them right away and let them know that I can do a better report for them if they like.  I try to find out their motivation for asking for the Home Value.  I have them on the Follow Up Boss and Home Value Drips.  The best response I get is if I can get them on the phone right away.  Sometimes, like one that I’m about to close on, it takes a lot of follow up but I just keep at it :).  I will also be starting a Bomb-Bomb campaign with them too.  I am excited about that and hoping that I get even more of a conversion if folks know I’m not spam :).

HVL: If you could give ONE piece of advice that would enhance other agent’s online lead generation conversion numbers, what would it be?
Brenda: Just keep at it.  Get them on the phone quicker and follow up, follow up and follow up some more.  Sometimes lightening will strike right away, but more often than not, it takes time to cultivate these leads into a harvest.
